What Your Home Inspection Includes:

Your full-service home inspection includes operating and testing of all the main mechanical systems in the home as well as visual inspection of the following areas (when accessible):

1. •Exterior of the home, including siding materials, windows, doors, trim, foundation, air-conditioning condenser unit, electrical system and any landscaping which could negatively affect the dwelling.
   

2. •Roof, including roofing materials, gutter system, chimney exteriors, venting systems and other roof penetrations, flashing and trim.
   

3. •Interior of the home, including walls, ceilings, floors, windows and doors.
   

4. •Electrical system, including outlets, light fixtures, GFCI receptacles, AFCI receptacles, main electrical panel, wiring systems and grounding systems.
   

5. •Basement or crawlspace, including foundation walls, evidence of water intrusion or moisture problems and evidence of foundation issues.
   

6. •Attic, including insulation, structural framing if accessible, proper ventilation and evidence of water intrusion or moisture problems.
   

7. •Heating and cooling systems, including furnace or boiler, duct and venting system, gas connections, AC condensing unit, evaporator coil and other components. (Air-conditioning systems can only be operated if outside air temperature is above 65º at the time of the inspection. Operation of an air-conditioning system below 65º can result in serious damage to the system.)
   

8. •Plumbing system, including all fixtures, showers, tubs, spas, drainage systems, venting systems, water pressure, supply piping and fittings.
   

9. •Attached or detached garages, exterior and interior, including walls, structural framing if accessible, foundation, concrete slab, electrical outlets and fixtures. Any electric garage door openers will be operated and tested for safe operation.
   

10. •Any appliances which can affect the safety of the occupants, such as gas or electric ranges, microwave ovens, garbage disposals, clothes dryers or any gas appliances. Any such appliances will be inspected for safety concerns only, not for efficiency of operation.
    

All home inspections include a detailed inspection report with digital photos of areas of concern and recommendations whenever possible.
